1. PROJECT OVERVIEW

When faded and barely visible car park markings at a busy business park began creating safety hazards and operational confusion, immediate action was required.

The deteriorated lines were causing drivers uncertainty about traffic flow and parking locations, leading to potential safety risks and inconvenience for both customers and employees.

This project demonstrated how targeted maintenance work could significantly improve safety and operational efficiency in a high-traffic environment while maintaining business continuity throughout the work period.

2. THE CLIENT

The client is a facilities management company responsible for maintaining a Business Park in Pontllanfraith, Wales.

The business park hosts several separate companies with parking close to 100 parking spaces for both staff and visitors, making efficient parking management crucial for tenant satisfaction and visitor experience.

3. PROJECT SCOPE & OBJECTIVES

As a trusted partner with a track record of delivering small construction projects, we were approached to refresh car park line markings with minimal disruption to tenants.

The priority was maintaining a safe, functional car park while avoiding inconvenience to businesses and their customers.

The scope included repainting 87 standard bays, 2 hatched disabled bays, and key road markings such as speed limits, double yellow lines, and ‘No HGVs Beyond This Point’ signage.

Success meant completing the work smoothly, meeting safety standards, and delivering clear, visible markings to improve traffic flow and reduce confusion.

4. CHALLENGES & CONSTRAINTS

The primary challenge was executing comprehensive line marking work in a busy, operational car park without causing unacceptable disruption to tenants and visitors.

The business park's high traffic volume meant closing the entire car park was impractical, while working outside normal hours would have significantly increased costs.

The faded condition of existing markings required careful planning to ensure accurate line placement and proper coverage.

Weather conditions needed to be considered for optimal paint application, and the work had to be coordinated around peak usage times to minimise impact on the businesses that relied on customer parking availability.

5. APPROACH & EXECUTION

We used a phased approach, completing the car park in sections to keep parking available throughout.

Coordination with tenants ensured work was scheduled around peak times, with clear communication of any temporary restrictions.

Our technician ensured proper surface prep and optimal conditions for paint application.

All bays, disabled spaces, traffic indicators, and signage were marked using high-visibility white and yellow paint, meeting safety and compliance standards.

6. SAFETY & TRAFFIC FLOW DELIVERED

The project delivered clear, high-visibility markings for all 87 parking bays and 2 disabled bays, improving safety and traffic flow.

New speed limits, double yellow lines, and HGV restrictions enhanced compliance and reduced confusion.

Properly marked bays resolved staff parking issues and reduced the risk of blocked vehicles.

The work was completed without disrupting operations, maintaining tenant satisfaction and showcasing effective project delivery in a live environment.

7. SUMMARY

This project demonstrates how attention to detail in routine maintenance work can deliver significant safety and operational improvements.

By successfully managing the challenge of working in a live environment, we demonstrated that essential maintenance doesn't require business disruption when properly planned and executed.

The bright, clearly defined car park markings have enhanced safety for all users while improving the professional appearance of the business park.

This case study showcases the value of trusted partnerships and experienced project management in delivering seamless maintenance solutions.
